Once you have decided to settle on a villa or apartment in Dubai, you must register the tenancy agreement online with the land department. It’s known as Ejari. The registration process is simple. You have to fill in the conditions of the contract and the rental company’s name.
After you enter this information, the Ejari online system will assign a unique barcode valid for the duration of the contract.
Setting up DEWA account in Dubai can be done online, through the DEWA smart app, or by walking into the customer happiness center and filling out an application form. Documents required include Emirates ID, Ejari number, and a copy of the tenancy contract. You must also pay a security deposit and activation fees to complete registration.
How to Activate DEWA Account
There are three ways to set up and register a new DEWA account;
- You can go to the customer happiness center.
- Online through the DEWA official website.
- Another convenient way of applying is through DEWA smart app, which is available on Google Play Store and Apple Store.
DEWA customer happiness centers are open from Saturday to Thursday, 7.30 am to 2 pm.
Documents Required to Register for DEWA
You need the following documents to register a DEWA account;

- A duplicate of your passport (investors or GCC nationals)
- Copy of a signed tenancy agreement
- A copy of the deed of sale or sale agreement (for new owners)
- Valid EJARI number (for tenants)

Procedure to Set up Dewa Account Online
Before you start the process of online registration, you must register on the DEWA website.
To activate your account online, follow these simple steps.
- Launch the official DEWA website and navigate to Activation of electricity and water (move-in).
- Pick the appropriate customer type from the drop-down menu. Options available include UAE national, investor, GCC national, and expatriate.
- Select the appropriate account type. There are two options here; tenant and owner.
- For tenants, you have to include Ejari and the premises number.
You don’t require Ejari in commercial-free zones in Dubai. Therefore, if you live in one, select “I don’t have EJARI,” then provide the necessary information, including premises number, tenancy contract number, contract start, and end date, premises number, number of rooms, and contract value.
- Click on continue and submit the required documents.
- The final step of the registration process is paying activation fees. These fees consist of a security deposit of AED 2,000 for apartments and AED 4,000 for villas in residential places.

- AED 100 for connecting electricity and water for small meters
- AED 300 for connecting electricity and water for large meters
- AED 10 registration fee
- AED 10 knowledge fee
- AED 10 innovation fee
Note that the VAT charge is inclusive where applicable.
The system will generate a reference number which you can use to track your request.
After registration and payment, expect the supply to activate within 15 hours. If your DEWA account does not activate within 15 hours after registration and payment, call 991 for assistance.
You can also visit a customer happiness center and create a new account. Just walk in and request the DEWA new connection application form, fill it out, and wait for Activation.
How to Transfer a DEWA Account if Moving Houses (Move-to)
To transfer your current DEWA account to a new address, clear all outstanding bills and follow these steps.
- If you’re transferring online, log in to your account using your UAE passport or DEWA ID.
- Enter the Ejari and premises number of your new residence
- Include the move-out date and Contract Account Number for the residence from which you intend to move
Your old residence’s electricity and water supply will deactivate on the move-out date.
The company will transfer the security deposit from your current premise to your new premises.
After completing the application, you will receive a reference number to track the status of your application.
You can also visit the customer happiness center to apply for the transfer.
A welcome email and SMS will be sent to you following the processing of your application to let you know that your DEWA account transfer to your new location has been successful.
Deactivation of Dewa Account (Move out)
Deactivating a DEWA account is equally easy. Just follow these steps to deactivate online.
- Launch the DEWA website and log in using your UAE passport or DEWA user ID
- Enter the 10-digit DEWA Contract Account number
- Clear any outstanding bills
- Enter the move-out date. The company will cut off water and power connections on the day you specify, and staff members will show up to take final readings.
Your final bill will be processed and sent to you via email within 24 hours.

Epay
You can settle your dues on DEWA’s website. The procedure for paying a DEWA bill online is straightforward. Go to the DEWA website and create an account if you don’t have one. Sign in with your DEWA ID, UAE passport, or Dubai ID.
The service only accepts GCC cards. Additionally, the maximum amount you can pay at once on the portal is AED 200,000. If your unpaid bill is higher than this sum, make multiple payments.
DEWA Smart App
The DEWA multilingual mobile app offers users a simple method of viewing and paying their water and power bills via the DEWA bill payment service. The smart app is optimized to work with most platforms, including Android and iOS.
Banks

DEWA Bill Breakdown
Charges for electricity, water, sewage, and housing are all included in your DEWA account. The property owner pays the housing fee. However, tenants are subject to a 5% surcharge.

Water-3 fils
Sewage-0.5 fils
Electricity-23 fils per month for consumption that’s below 2000KWh.
If you consume over 6,000KWh per month, you’ll pay 38 fils for every unit.
To track your bill payments, visit DEWA’s official website and navigate to the “view bill” page. Enter your premise or account number and click “Inquire.”
DEWA sends three reminders to customers whose bills are overdue. Customers get these notifications through email addresses and SMS texts.
